Under the Tenant Fees Act 2019, deposits for assured shorthold tenancies in England are capped at 5 weeks' rent (or 6 weeks if the annual rent is £50,000 or more). The exact figure is set by the landlord and will be confirmed before you sign. Your deposit must be protected in a government-approved scheme within 30 days of being paid.

No. Searching DirectDSS, sending enquiries, and arranging viewings are all free for tenants. We're paid by the landlord side, not by you. Any deposit, rent, or referencing costs you see come from the landlord or letting agent and are subject to the Tenant Fees Act caps.
